Tile floors, refreshed
VCT Floor Stripping, Sealing & Waxing for Addison Buildings
Old, dull finish stripped off and a fresh, glossy one built back up, all while your building is closed.
The Secret Behind a Shiny Tile Floor
Here is a little insider knowledge: vinyl composition tile does not really shine on its own. What you see on a gleaming hallway is the floor finish sitting on top. That finish is great at protecting the tile, but over time it gets scratched, scuffed and gradually yellowed, and grime gets locked in between the layers. Once that happens, mopping simply cannot bring it back. The fix is a strip and wax. Addison Commercial Cleaners removes the old finish down to bare tile using stripping solution and a floor machine, picks up the residue, then rinses the floor clean. Once the tile is dry, we roll on a sealer, then build up thin layer after thin layer of finish, waiting each time until the previous one sets. A high-speed burnish at the end firms up the surface and brings out a deep gloss. Since nobody wants a hallway roped off during the workday, we schedule this for nights or weekends. Churches with fellowship halls, schools with long corridors and offices with busy breakrooms all tend to see the biggest difference, and regular burnishing between strips keeps the shine around much longer.
Everything That Goes Into a Proper Strip and Wax
Skipping steps is what makes some floors look tired again in a month. Here is the full picture.
Clear the room
Chairs, tables and anything movable set aside and returned when we finish.
Strip it down
Stripper worked into the old finish with a floor machine until it releases.
Pick up and rinse
The loosened finish removed and the tile rinsed clean.
Corners by hand
Edges and baseboards worked by hand where a machine cannot reach.
Seal
A sealer that protects the tile and helps the finish grip.
Coat after coat
Several thin layers of finish, each fully dried first.
Burnish
A high-speed polish that toughens the surface and boosts the gloss.
Put it all back
Furniture returned so the room is ready when your people walk back in.
How a Strip and Wax Fits Into Your Week
Take a look together
We look at the floor, measure the space and note furniture and any damaged tiles. A phone description works for simpler jobs.
Pick a quiet window
We agree on a price in writing and a night or weekend when that area can sit untouched while it cures.
Come back to a new floor
The crew strips, seals, coats and burnishes, and the floor is ready when your people return.
Why People Trust Us With Their Floors
Never in your way
Work is done on nights or weekends so hallways stay open during business.

The swing machine, the wet vac and the burnisher all arrive on our truck.
